Description

'CityGate' combines living, working and shopping in a stunning new mixed-use project.

The project is located in the perimeter formed by Tweestationsstraat, Goederenstraat and Grondelsstraat in 1070 Anderlecht. The project is easily accessible by public transport (metro and bus) and within walking distance of the South Station.

Besides the 106 residential units, a nursery, 4 studios (with a clear height of 6.5m) for production activities and 3 office floors, the project includes 5 multipurpose rooms (commercial spaces). According to the building permit, the units on the ground floor are commercial spaces. The space on the first floor will be set up as offices.

The offices will be delivered as shell with 4 sanitary units with floor. Most of the office spaces will have a terrace.

35 parking spaces (8 above-ground and 27 underground) will be provided. 

This new construction project envisages 4 studios (A1, A2, A3 and A4) on an alley located between Tweestationsstraat and Grondelstraat.  All four studios each have their own access via this alley and have a sectional door and entrance door. Their configuration offers the possibility of combining two studios into a single unit resulting in greater flexibility towards their use. All units are delivered as shells, i.e. closed shell construction whereby the interior finishing can be freely carried out by the buyer. All necessary utilities are brought into the hull.

Between workshops A2 and A3 is the entrance to the BAM building, with three floors of office space and two floors of private flats with roof terrace. Space is provided for possible techniques of the studios on the roof of the building.

The studios themselves feature a double-height space (+/-6.5m to 7.2m finished floor to ceiling). There is the possibility of providing a mezzanine in each studio. There is glazing both to the front and rear, with the rear overlooking the project's collective garden. The possible mezzanine can house the technical facilities (sanitary and technical room) of the studios. This makes it possible to free up the remaining space of the studios and offers a wide range of possible activities.
